Nexton...Is it truly one of the best master-planned communities in America?

So, what’s the hype?

If you live in or near Summerville, SC, you are likely very familiar with Nexton. If you are considering a move to Summerville, you are probably curious if Nexton is all it said to be? There are so many great things to cover about Nexton, that there’s no way to fit them all in one blog! So this blog will cover the differences in the different areas of Nexton, the lush green spaces and outdoor living, and in my opinion the most important…eating in Nexton.

Nexton is a master planned community in Berkley County located in the city of Summerville. In 2021, this community won two Best in American Living Awards (BALA) by The National Association of Home Builders Design Committee. The BALA wins were for best Mixed-Use Community and the best Green Community. This accomplishment should highlight its balanced design and why so many are choosing to move to this community. To top things off, HGTV has even filmed its latest season of Rock-the-Block right in the Midtown development of Nexton featuring homes by builder Hunter Quinn Homes.

Living in Nexton

 
 

Nexton is separated into four residential villages. The first village, Brighton Park, is completed so if owning a home in this area is your dream, you will have to buy a preowned home. If you are looking for new construction, Midtown and North Creek are the villages you’ll need to focus on. Midtown is currently being developed with plans for a central district full of additional shops and eateries. North Creek boarders another large development in the area known as Cane Bay.  Lastly, there is the Del Webb community for active adults 55 and older.

Green Spaces in Nexton

 
 

One of the special things about Nexton is how nature, green spaces, common areas and parks are strategically scattered throughout the entire development. The Nexton development itself is approximately 5,000 acres with 2,000 of those acres dedicated to woodlands, wetlands, open spaces, and parks. Out of those 2000 acres, 1000 acres will stay woodlands and wetlands all managed by Nexton’s own forester. The goal is to support a community where wildlife and humans can co-exist and one can experience the true beauty of living in the low country.

This community encourages outdoor activities and outdoor living in general. There are ample open green spaces, an outdoor amphitheater, playgrounds, dog parks, and miles of walking and running trails. Community events such as concerts, 5k runs, and oyster roasts to name a few are easy to plan and encourages participation and community involvement. If spending time outdoors and an engaged community is what you desire, Nexton is calling.

Downtown Nexton & Nexton Square

This area makes living in Nexton so convenient.  It is the central hub of the development that is full of delicious restaurants, cute boutiques, a gym and many service based business such as banks and medical offices.

Southern cooking, burgers, donuts, steak, ice cream, brunch….Nexton has you covered on eateries. This is strictly my opinion, but a perfect food day would look something like this and the amazing thing…you would never have to leave Nexton. The day would start with breakfast at Vicious Biscuit (you must try the Vicious), followed by a lunch of fried shrimp at Page’s Okra gill (some of the best fried shrimp in the Lowcountry). My pre-dinner game would involve a lavender martini at Poogan’s accompanied by their fried green tomatoes with bacon jam appetizer. Need I say more? Finally, the day would end with dinner at Halls for the best steak and service in the area. Here’s a list with links to all the fabulous eateries in this part of Nexton.
