Tenant screening is one of, if not, the most important aspects of owning rental properties. We use a 7 step screening process for each applicant in order to only accept the most qualified applicants and reduce the likelihood of future issues.

As a licensed real estate broker, we have access to the lease agreement that is written by the attorneys at the South Carolina Realtor Association. We do add a few additional addendums to the lease agreement in order to clarify, build on or reiterate several important aspects of the lease agreement.

SC law is very strict on the handling of security deposit funds from tenants. We have have specific bank accounts dedicated and earmarked as security deposit accounts and are tightly regulated to maintain SC law requirements.

Emotional Support Animals (ESA’s) are a protected class under SC Fair Housing Laws. As a property manager, we cannot deny applicants or charge pet fees for licensed ESA’s if they hold the appropriate documentation.
