Summerville, South Carolina is the ideal place to retire. It’s approximately 35 minutes from downtown Charleston, one of the most desired travel destinations in the world. A relaxing day at one of the 3 main beaches in the area (Folly Beach, Isle of Palms, and Edisto Beach) is only a 45 minute to one hour drive. There are ample activities for people and families of all ages and makes. And one of the most important things, did I mention the mild, short winters with zero snow? Okay….there was this one time it snowed a few years back, but that is super rare.

According to recent population statistics, 34% of the US population is 50 years old or older. That number is estimated to continue to grow which mean more individuals will be approaching that mature retirement age. Many adults in this age group are looking to downsize their current homes as they become empty nesters and their need for space decreases. It’s also appealing to be part of communities that cater to mature adults with a variety of recreational activities. Summerville has a variety of 55+ communities. Some of these are well established and others are still actively being developed. Overall these communities are tailored to the mature adult, by being primary single story homes with low maintenance requirements as things like lawn care are usually covered by the HOA. Del Webb Charlton at Nexton

Nexton is large multipurpose development community. You’ll find a mix of apartment/condo living with the majority of single family homes in various villages. At the core of Nexton is a commercial area with restaurants, shops, gyms, medical offices, banks, hotels. While you will want to venture outside of Nexton just to experience the rest of Summerville, it’s easy to say that most everyone’s needs could be fulfilled within Nexton. 

Builder, Del Webb, who specializes in 55+ communities, is actively building a 55+ community within Nexton. These single family homes start in the low 400’s and feature homes with 2-5 bedrooms and 2-4 baths. This community is actively being developed so this is an opportunity for you to purchase a brand new home in which you may have the option to customize. This community is gated and features amenities such as, pickle ball and tennis courts, fitness center, both indoor and outdoor pools, and various clubs and hobby groups.

Just down the street from Nexton is another large community called Cane Bay. Cane Bay does not have a central business development area like Nexton, but the area surrounding Cane Bay is continuing to be developed and businesses and other ventures are actively building and moving in.

Del Webb finished their Cane Bay development in 2017 so homes in here would have to be listed and sold by their current owner. This community has just over 1000 homes and sale prices average between the mid $300K to $400K. The Del Webb at Cane Bay community features a fitness center, lap pool, aerobics studio, hobby and craft studios, a ballroom, and a sundeck with a firepit. You can also enjoy an outdoor resort-style pool, a fishing lake, dog park, as well as tennis, pickleball, and bocce ball courts.

Four Seasons at The Lakes of Cane Bay

Another active 55+ community within Cane Bay is the Four Seasons by builder K. Hovnanian. This is a unique development of just over 800 homes all centered around a 300 acre lake. It is a perfect choice for those who desire to be water front or enjoy water activities such as fishing and kayaking. Other amenities include a fitness center, ballroom, demonstration kitchen, and both indoor and outdoor pools. You may also love the pickleball, bocce ball, and tennis courts. Homeowners also have boat ramps and storage, as well as an outdoor amphitheater, pet park, and walking trails. Home prices range from the mid $300k to the mid $550k.

Cresswind Charleston at The Ponds

Located within the master-planned community of The Ponds, Cresswind is a 55+ community that offers active senior living in a little less congested area of Summerville. Homes in this development range from the low $300k to the high $500k. Amenities include a spacious club house that has a gather space ideal for games, activities, and events. The club house also contains a fitness center and demonstration kitchen. There is also plenty to do outdoors in this community with access to bocce ball courts, horseshoe pits, tennis courts, pickleball courts, and an outdoor pool.

Carillon at The Ponds is a small 56 home development by D.R. Horton. This is an established community, so homes are only available for resale. Prices range from the high $200k to high $300k. This neighborhood does not have its own amenities, but rather uses The Ponds amenities. You’ll have access to the community pool, walking trails, and the community amphitheater. Embedded within the community is a YMCA where you can achieve all your fitness goals.

Marrington at Cobblestone

This is an established 55+ community just shy of 100 homes. There is a mix of single family detached homes and single family attached homes. You’ll enjoy a large club house that is perfect for gathers and social events. Within the clubhouse, you’ll have access to a fitness room and catering kitchen. There is also a large outdoor pool with sun deck. The price range in this community is mid $200s - mid $400s.

The Pines at Gahagan

The Pines at Gahagan is an established active adult community that includes just over 100 brick-front homes. Prices range in the low to high $300s. It is a gated community very close to downtown Summerville which means ample dining and shopping are close and convenient. Features include a large clubhouse, fitness room, community lake with a fountain, and outdoor pool.
