  • All Realtors are real estate agents but not all real estate agents are Realtors. Realtors are agents who are National Association of Realtors (NAR) members. Realtors undergo additional education and adhere to NAR’s strict code of ethics.

  • The number one reason to use a real estate agent to buy a home is that it is FREE! A buyer’s agent is paid by the seller so using one will not increase the cost of buying a home and it will provide you support through this important transaction. Simply put, choosing us to be your Realtor to buy a home will make the transaction easier and less stressful and will not cost you a penny!

  • Simply put, using a Real Estate Agent to sell your home is important because it will save you time and stress and you’ll likely get a higher sale price than you would if not using an agent.

  • This depends on many factors, but the main factor that dictates the length of time it takes to sell a home is the local housing market. At Home Grown Real Estate we will give you three estimated home values. As the owner, you will have the final say in what price we list your property and thus this gives you some control over how fast your property sells. Here’s an outline of the estimated prices that we will provide:

    • Value of what your house is worth and what it will likely sell for - this listing price will likely result in your house being on the market for the average number of days houses are staying on the market at the time you list your home for sale

    • A price that is slightly less than the actual value - this will typically result in a faster sale

    • A price that is higher than the estimated actual value - this will result in a slower sale as we wait on the perfect buyer who’s willing to pay more for a property they love.

  • Closing costs are fees outside of the cost of the property that you pay your lender and/or real estate attorney. Closing costs can vary but your Realtor and mortgage lender can help you understand what you are paying and why.

  • Buyers absolutely need a home inspection. This will protect your investment by ensuring that the property is safe to live in and that there are no major construction issues. If you do not have a home inspector, don’t worry! We have great inspectors that we trust and work with regularly.

  • No you do not always need a downpayment to purchase a house, but this depends on the type of loan you qualify for. The best person to fully answer this question is a mortgage lender! In choosing a lender, we do recommend you stay away from big-box, online lenders. We find that small private lenders are more responsive and provide better customer service throughout the home buying process. We have several we trust and work with on a daily basis and would love to refer you to one.

  • Your mortgage lender will pre approve you for a purchase price. While you can not exceed this price, you can decide how much you actually want to spend. A good mortgage lender will inform you about your approved purchase price and convert that purchase price into your monthly payment amount. Your lender and real estate agent will frequently communicate so everyone is on the same page about the price range you are most comfortable with.

  • When you hire Home Grown Real Estate to represent you in the sale of your home, we will do an in depth market analysis to help you determine the listing price of your home. This market analysis will include our expertise of the current market conditions in your area and analysis of recent sales of homes similar to yours. We will give you recommended prices based on your timeline and your financial goals to sell. Ultimately, the decision on listing price is yours.
