Nexton is such a great community with so many perks that I had to make a few blog posts to cover everything! The first blog is a great introduction to the community as a whole and focuses on the green spaces and dining in Nexton. This one will focus on two of my personal favorite past times, shopping and leisure activities. Summerville, South Carolina is the ideal place to retire. It’s approximately 35 minutes from downtown Charleston, one of the most desired travel destinations in the world. A relaxing day at one of the 3 main beaches in the area (Folly Beach, Isle of Palms, and Edisto Beach) is only a 45 minute to one hour drive. There are ample activities for people and families of all ages and makes. And one of the most important things, did I mention the mild, short winters with zero snow? Our last two blogs have covered ways to capitalize on increased home values through a cash out refinance or a home equity line of credit. The final way to take advantage of increased home prices in the Charleston area is the most obvious….It’s to sell that home! Selling in a hot real estate market could be a great strategy for some, but a not-so-great strategy for others. Let’s break it down.

From September 2020 to September 2021, home prices increased by 19.5% (according to the S&P CoreLogic Case-Shiller Index). That means a house worth $300,000 a year ago on average would now be worth $360,000 today. Who wouldn’t want an extra $60,000 in their pocket?

Is my credit good enough to buy a house?

The most common reason I hear when asking people why they are renting as opposed to buying is "I'm currently working on my credit". Did you know that you can secure a government backed loan starting with a 580 credit score?  A lot of lenders require you to have a 620 but there are a few out there who will take on a 580. The higher the score, the lower the interest rate however buying a home with a 580 is very doable. You can always purchase the home and refinance at a later date when you have raised your credit score (yes buying the home will give your score a little dip because your taking on more debt).

What is "Wholesaling"

My background is in Supply Chain and Logistics so to me, a wholesaler is a middle man that connects the factories that product products to the retail stores and that sell the product. Until recently (6-8 months) I did not know that the term "wholesaling" existed in the world or real estate as well. And basically, a wholesaler is a wholesaler regardless of what he is selling. They are a middle man between a buyer and a seller and, like retail, there is also a need for wholesalers in real estate.

It took me a while to count but I have lived in 18 different homes over my 36 years. That may be more than most people will see in a lifetime and I hope that I can slow things down now that I have kids but Im sure I will have a few more moves in me. With all those homes, I have yet to live in my DREAM HOME. I hope to one day have that dream home but for now... I'm still working on it.
